Just east of Columbia Heights is the Pleasant Plains neighborhood bordered by Lamont Street and Keefer Place to the north, Park Place on the east, Harvard Street on the south, and Sherman Avenue on the west. The residential base of Pleasant Plains is primarily driven by the students and faculty of Howard University, which borders the community on the south. Other nearby landmarks are the Washington Veteran Affairs Medical Center and the Washington Hospital Center. Once a colonial estate, Pleasant Plains was originally subdivided and developed over a period of time in the 1800s. This area is referred to as Le Droit Park.

Park View is one of Washington, D.C.’s quiet, primarily residential communities. It is bounded by Park Place on the east, Lamont Street and Keefer Place on the south, Sherman Avenue on the west, and New Hampshire Avenue and Rock Creek Church Road on the north. Park View was also formerly part of the estate after which the Pleasant Plains community is named. Today, Park View consists of quiet, clean residential streets and a small commercial corridor along Georgia Avenue.
